Airbnb home sharing apartments to be built near Disney World

Airbnb and Niido are teaming up to build home sharing apartments in Kissimme, Florida.

Online home sharing services have become a popular among homeowners and tourists alike, and soon the Walt Disney World area will have a new lodging option when dedicated home sharing apartments built by Airbnb and Niido open in Kissimmee next year.

Airbnb, the world’s leading home sharing service, and Miami-based Newgard Development Group announced earlier in October that they are collaborating to support home sharing in new apartment buildings that will be “optimized for home sharing and flexible living.” The first project, a 324-unit building in Kissimmee, Fla., is expected to open in the first quarter of 2018, and will be branded as “Niido Powered by Airbnb.”

An exact location for the project has been selected, but has not been disclosed. Apartment floor plans will start at 700 square feet and go up to over 1,300. They will offer one-, two- and three-bedroom apartments with “very share friendly” floor plans. Most of the apartments will come unfurnished, and will cost between $1,300 and $2,000 per month.

Niido tenants will sign annual leases and will be permitted to homeshare individual rooms or their entire units through Airbnb for up to 180 nights per year. Tenants who choose to share their homes will be part of Airbnb’s Friendly Buildings Program, in which hosts and landlords share revenues generated from home sharing. Airbnb and Niido will work together to design new units and buildings that include features like keyless entry and shared common spaces that make them optimal for home sharing. Niido tenants will also have access to a new app fully integrated with Airbnb. The App will enable tenants to manage guest stays remotely by triggering services provided by a “MasterHost” at each property who will assist with items like guest check-in, cleaning and linen service. Niido will fully support the costs of construction and retain full ownership of the buildings.

According to Cindy Diffenderfer, co-Founder and CMO of Niido, “Our target tenants will be primarily singles and couples that are already active in the ‘sharing economy’ and enjoying the benefits of flexible work, travel and living.”

Jaja Jackson, director of Global Multifamily Housing Partnerships, said, “This partnership shows how landlords, developers and Airbnb can work together to create value for everyone and better serve tenants. The team at Newgard is leading the way and we’re thrilled to work with them. Together, we’re making it easier for more hosts to share their space, and giving guests access to more affordable options when they travel.”

Newgard CEO Harvey Hernandez, a noted real estate developer and entrepreneur, added, “The Niido model will provide additional income to landlords and tenants while enhancing the experience for Airbnb guests. Niido eliminates barriers by encouraging home sharing and creating solutions that work for everyone. This venture represents the first co-branded, all-inclusive partnership with Airbnb. We are excited to bring Niido to the world and introduce a new experience that is fun, social, convenient, transparent, connected, and valuable for Tenant Hosts, Airbnb guests and landlords alike.”

“As the cost of living increases, apartment renters are under intense financial pressure,” Hernandez added. “Together with Airbnb, Niido’s unique multifamily home-sharing model provides a powerful solution to this ongoing problem by delivering extra income for tenants while creating enhanced experiences for their guests.”
