SeaWorld Orlando expansion: Parent company ready to build
United Parks & Resorts, the parent company of SeaWorld Orlando, owns “significant developable land” in Orlando and expressed interest in building an expansion of the resort.

Marc Swanson, CEO of United Parks & Resorts, said the following about a SeaWorld Orlando expansion during the company’s quarterly earnings call with investors on Aug. 7, 2025:
We own over 2,000 acres of valuable real estate in desirable locations, including approximately 400 acres of undeveloped land adjacent to our parks, including significant developable land in Orlando. We do not believe that the public markets have or are appropriately giving credit to these attractive and valuable, 100% owned real-estate assets.
In light of Swanson’s interest in this “significant developable land” and his remarks of that expansion opportunity not being acknowledged enough in the public, this is us sharing with the world that SeaWorld Orlando has land available for expansion, and Swanson seems eager to build.
Swanson reiterated the company’s interest in onsite hotels integrated into its theme park properties, an ongoing topic for several years. SeaWorld Orlando’s recent additions include the Expedition Odyssey flying theater ride (2025), the Penguin Trek roller coaster (2024), and Pipeline: The Surf Coaster (2023), all located within the existing footprint of the park.

On its Orlando property, United currently has the SeaWorld Orlando theme park, the Aquatica water park, and the Discovery Cove day-resort.
Last month, a group called the Orlando Dreamers proposed a concept during a Chamber of Commerce meeting for a Major League Baseball stadium to be built nearby SeaWorld Orlando.
During the Aug. 7 investor call call, Swanson also mentioned United’s plans for two future parks internationally, shared an attendance update for SeaWorld Orlando in context to the opening of competitor park Epic Universe down the road, and said United is exploring more intellectual property for its parks.
