Former Splendid China site to become commercial center, apartments

The shuttered Splendid China theme park may get a new life soon.

Boca Raton-based Falcone Land & Development LLC is working with Kissimmee-based R.J. Whidden & Associates Inc., a planning and civil engineering firm, on plans for a multiphase redevelopment of a 366-acre site in Osceola County that includes the former theme park and an existing hotel.

The plan, under review by the East Central Florida Regional Planning Council, includes incorporating the former Splendid China site into what’s known as the Rolling Oaks development of regional impact (DRI). A DRI is a large development that affects the resources, facilities and residents of more than one county due to its size, location or type.

As part of the development, Falcone Land & Development sold an 80-acre commercial tract fronting U.S. Highway 192, which will be anchored by SuperTarget. Another 26-acre parcel slated for 410 apartment units is under contract with an unnamed buyer. Those two parcels, along with a nearly 8-acre existing hotel, are being proposed as the first phase of development for Rolling Oaks, said Bill Whidden, owner of R.J. Whidden & Associates.

  1. That’s going to be one huge site. I’ve been excited about the Super Target coming because I don’t like WalMart but was wondering what the rest of the land was cleared for.
